The number one problem in chimney repair is caused by water damage.
There is more damage done in a chimney and fireplace by water than by heat.
The water just pours in through the hole (flue) at the top and eats away at the
mortar in your flue liner and down into the fireplace itself. Add the constant
heat/water beating that the chimney and fireplace undergo and you end up with
billions of dollars of damage.
It is also common to have animal invasion, in particular birds, which fall into the
open chimney flue. Once a bird falls into the chimney it cannot escape as it
cannot fly straight up. I recently was able to rescue a bird from a chimney alive
but usually they do not survive. I have found during cleaning several old bird
carcases.
An open flue also allows other animals such as raccoons, squirrels, and possums
to enter. The feces from animals, in particular birds, is potentially a health
problem as well. There are many diseases caused by animal feces. I cleaned
one chimney that was coated completely white from bird droppings where the birds
had perched on the top of the chimney.
